How We Work

 

Our business strategy is to identify land with development potential and in partnership with landowners, implement a planning strategy to take it through the local plan process and to apply for planning permission.

To do this, we enter into a promotion agreement which is tailored to manage the characteristics of each site, the planning background and the specific objectives of the landowner that have been agreed at the outset.  At our risk, we will pay the costs of setting up the agreement and fund all the costs associated with the work we do, in line with an agreed budget.  During the term of the agreement, the landowner retains ownership and occupation of the land.

When planning permission is granted we agree a sale strategy with the landowner and the land is offered for sale in the open market to ensure there is competition between buyers and that best price is achieved.  On completion, the sale procceeds are used to pay the costs of sale and promotion costs with the balance shared in accordance with the split that that has been agreed in the promotion agreement.

One of the key benefits of a promotion agreement is that the interest of both the landowner and promoter are the aligned insofar as the more value we can create through the planning process and planning permission we achieve, the better the returns to both parties. It is also important to remember that the land is being sold in the open market and as such there is transparency and clarity over the price that is achieved.
